Jointly owned by Henley Investment Management and Colmore Capital, Bloom Office Campus (formerly Bedfont Lakes Business Park) is a leading office campus comprising eight buildings across 374,000 sq ft. Just one mile from Heathrow Airport and 30 minutes from central London, the campus enjoys excellent connectivity and one of the highest car parking ratios in its market.

With a tenant base that includes global blue-chip corporates and government occupiers, Bloom provides high-quality office accommodation supported by strong infrastructure and a focus on modern workplace expectations.

The Challenge: Encouraging Talent Back to the Workplace

Recognising the post-pandemic shift to hybrid and home working, Bloom’s owners, Henley Investment Management, recognised the need to strengthen the campus’s appeal to workers. The risk was clear: if staff were not encouraged back into office environments, occupier retention and new tenant acquisition could suffer.

Improved commutability was a central part of this challenge. For many employees, a smooth, reliable journey to and from work would be just as important as access to health, wellbeing, and social amenities once on site.

To tackle this challenge, the Bloom team appointed Gillespies, a diverse team of landscape architects, planners, and masterplanners. Gillespies developed an innovative masterplan for Bloom which aimed to:

  • Improve commutability and accessibility, particularly for car users.
  • Create social outdoor spaces that facilitate health and wellness.
  • Encourage community connection between occupiers.
  • Enhance biodiversity across the estate.

With this vision in place, S&C Slatter were engaged to deliver the hard landscaping construction works that would make it a reality.

The Solution: Transforming Space Through Placemaking

S&C Slatter worked closely with Gillespies to deliver a programme of works designed to support wellbeing, ESG, and tenant retention, while also improving the ease of daily commutes. Delivered works included:

Car Park Refurbishment (9,080m²) – Comprehensive resurfacing, upgrades and new markings for safer, simpler parking.

Access Road Refurbishment (4,177m²) – Rebuilding existing setts, resurfacing, and improving access to provide smoother access and an improved commuter experience for drivers.

1km Trim Trail – A dedicated route for walking, running, and mindfulness to encourage healthy living and wellbeing.

Two Padel Courts – Bringing Europe’s fastest-growing sport to the workplace, ideal for fitness and social interaction.

Paved Seating and Social Area (21m²) – Featuring contemporary benching and seating cubes to create a welcoming communal hub.
